House prices in Woking rising faster than London boroughs
Woking has seen the fastest rise in house prices across the South East, outpacing every London borough.
According to Lloyds Bank’s 2025 housing hotspot analysis, Woking ranked sixth nationally for price growth, with average home values increasing by 8.1% between 2024 and 2025. Prices jumped from £518,453 to £560,499 — an increase of £42,046 in just one year.
This surge places Woking ahead of other Surrey areas such as Guildford, which saw a modest 2.2% rise to £544,000, and Elmbridge, which grew only 0.7% to £748,000.
Experts attribute Woking’s boom largely to its appeal as a commuter hub for London workers. With direct trains to Waterloo in under 30 minutes (faster than Guildford and other Surrey towns), Woking offers convenience for those priced out of the capital.
The town, home to just over 100,000 residents, was also named Surrey’s happiest place to live in December by rightmove.
